1-13 Grafton Street, Balmain

The complex at 1-13 Grafton Street, Balmain comprises 28 residential units contained in 3 attached blocks. Each block has it’s own common entry foyer and sloping glass atrium between masonry party walls.

Water penetration had been occurring through all glass atriums and party walls. Mainland Building Solutions resolved the problem by replacing all broken glass panels, seals, gaskets and apron flashings. The party walls were prepared and a polymer modified cement render applied followed by a 3 coat Dulux elastomeric facade membrane system applied.

Mainland Building Solutions installed a complex scaffold system to access the sloping glass atriums. The existing balcony decks and their associated planter boxes were also allowing water ingress into individual units and common areas. All surface finishes to affected balconies were demolished and new screeds to correct falls installed. New membrane systems were installed and the balconies retiled. The affected planterboxes were excavated and prepared to receive a two layer torch applied membrane system.

All internal foyers were upgraded with other works including painting, brickwork, electrical, glazing, plumbing, waterproofing, tiling and stencilcreting.
